to be undertaken to find our if the quality and finish correspond to what the seller/developer is claiming
From our experience a lot of new property owners have realized that a survey can actually save them money and relieve the stress involved in the buying process.
If there are serious construction problems, you can often re-negotiate the sale price of the property to reflect the cost of necessary repairs or you may even decide not to buy at all. For “off plan” purchases it is always good to know if the property has been finished as per the specifications set in the contract.

Charges
The cost of a report for a single visit is £220
The cost of a report with a follow up visit and a 10 - 15 minute DVD of your property the cost is £310
For properties with more than 2 bedrooms, please inform us on the e-mail enquiry and we will quote you a price.
In addition to a snagging list we also offer a Property Measurement Service.
The measurement service will ensure that you are getting the amount of property you have paid for and if not, be the basis of a legal case for compensation. It is not uncommon for developers to sell you properties at 20% less than quoted int he contract, so this is an invaluablwe service and comes at a cost of only £225 for properties under 75sqm and an extra £3/ sqm for properties over this size.

Follow up visit
10 - 15 minutes DVD of your development and surrounding area
Complete measurement of your property (for up to 75sqm - if the property is larger a rating of £3/ sqm will apply)
This is a saving of £35 off the normal price, and is a must for any would be property purchaser.
In addiiton for only an extra £180, we will include a fully indepenent, bank approved valuation for your property complete with market comparables, recent sales, rental prediction and growth forecast. This is a further saving of £70 and allows you to make informed decisions about how to proceed with your purchase.
